Small Change, Big Impact: Smart Floor Plan Renovation Adds Value and Comfort
In many four-bedroom homes, the lack of a master bedroom with a private ensuite is often seen as a design flaw.
This project is a successful example of how a thoughtful reconfiguration of interior space can significantly enhance
both the quality of life for the residents and the market value of the property.
Originally, this home featured four separate bedrooms and just one shared bathroom for all rooms. The renovation focused
on two adjacent bedroomsโone of which was particularly small and underutilized. By combining these two rooms, we created
a spacious and functional master suite that now includes a large sleeping area, a dedicated walk-in closet, and a private bathroom.
The cost of the renovation, which included new framing, plumbing and electrical work, and flooring upgrades (from laminate
to engineered hardwood), amounted to approximately $40,000. The property, originally purchased for $1,045,000, was sold
after renovation for $1,270,000.
This $225,000 increase in market value clearly demonstrates how intelligent design can yield a high return on investment.
More importantly, it significantly improved the day-to-day living experience of the family, offering them greater privacy,
comfort, and functionality.
